There are a lot of young families moving into our area and they're doing absolutely everything they can just to be able to buy a house. And with inventory being low, it's difficult. We only have 4,400 homes in our town."

With 28 years of experience in real estate, Ms. Downing brings a wealth of knowledge to her industry, and in particular, to her area of expertise, the residential real estate market of Pasadena, California. When asked why she decided to pursue a career in real estate, Ms. Downing said:

"My background is in agriculture since I grew up in an agricultural community, but my family was always involved with real estate; my parents owned apartment buildings, but going into the industry just wasn’t part of my plan. After I completed my undergraduate degree in Agricultural Science, I accidentally got into real estate when my husband and I were flipping fixer-uppers. We had completed close to a dozen when he suggested that I pursue my real estate license in order to find more houses. But then I ended up helping other people and I found it really enjoyable."

As a thought-leader in her industry, Ms. Downing is well attuned to prevailing trends in her region’s real estate market. In particular, she has noticed a decrease in inventory and large down payments, owing to the rise in first-time home buyers in a relatively small market. She noted:
